It’s spring and a great time to be proactive when it comes to caring for your rental property. 

These steps will not only help you protect the property, but will reduce and even prevent some maintenance calls from your residents. That means happier residents and reduced cost. 

Spring Maintenance Suggestions

These are the things you’ll want to consider each spring.

  • De-winterize your home

  • Clean your dryer vent hose (don’t skip this, see below)

  • Pressure washer concrete and wood surface e.g. driveways, patios and decks

  • Treat roof moss

  • Service air conditioning unit 

  • Check furnace filter 

Why Are These Important?

De-winterization: Remove hose bib covers to restore access. Turn on the irrigation system and any other water systems you winterized so the systems will be available when needed. If your rental property has a crawlspace with foam blocks, remove those to allow the crawl space to circulate airflow.  

Dryer Vent Cleaning:  92% of home fires involved clothes dryers according to the National Fire Protection Association. The reasons for the fires varied, but one cause of fires was the build up of dust and dryer lint in the vent hose.  The good news is that you can take proactive steps to prevent this by having your dryer vent hose cleaned regularly. Spring is a great time to do this.

Pressure Washing: During theFall and Winter months decks and concrete areas can be come dirty, slimy, and potentially trip hazards. By pressure washing these surfaces you will not only restore their beauty, but reduce your liability. The last thing you want is for your tenant to slip and fall. 

Roof Moss: If you ignore moss on your roof it can lead to a shorter lifespan for your roof. It can also lead to leaks. Moss can be treated using a variety of methods ranging from commercial treatments to manual removal. The right solution will depend on the size of your roof, what you want to spend, and if you prefer more environmentally friendly solutions. Regardless of what you chose, treating moss is an investment in your rental property. We highly recommend it.  

Service A/C Unit: If your rental property has an air conditioning unit, the last thing you want to be stuck with is dealing with an emergency call in the summer. This is why spring is a great time to have the unit serviced. This will ensure your tenants have a positive experience and that you avoid emergency/after-hours calls which can cost substantially more than a normal scheduled service. Servicing the unit will also prolong the life of your system. 

Check Furnace Filter: Winter is over and while the furnace may be less needed, it’s important to see how the furnace filter held up so far. If the filter is pretty clean, great, you don’t have to change it, but if it’s showing signs of heavy debris, it’s time to replace the filter. Proper airflow will allow your furnace to perform at its best.
