Sleep Sound operates a fully licensed, bonded and insured in-house maintenance company for minor and light repairs. Large projects or jobs that require a special license such as major plumbing, electric or heating are subcontracted out.
With Sleep Sound’s in-house maintenance team we are able to save you money and provide a better experience for your tenant. Some of the benefits of Sleep Sound’s maintenance technicians are:
Working with outside contractors can be great, but their priorities are not always our priorities. With an in-house team we can responded promptly when need.
We expect anyone who works on your property to stand behind their work, but working without outside vendors, this can sometimes be complicated. Outside vendors ultimately look out for their business, not yours. Sleep Sound’s maintenance technicians are required to look out for your best interest and to uphold our fiduciary obligation to you. This helps ensure higher quality work for your property.
All of our techs are trained same and are familiar with the properties we manage. This keeps the look and feel of the work consistent.
Sleep Sound will warranty any work done by our technicians for 1 Year. This allows you to say goodbye to double repairs or half fixes that raise your maintenance costs.
Maintenance costs are expensive and rising, in Portland you can find technicians anywhere from $65-$100/hr. Sleep Sound is committed to remaining competitive and proactive to keep your maintenance costs low.
Because our maintenance team is in-house, If a maintenance tech sees a lease violation on a repair call we can get on it immediately! Outside vendors rarely know what to look for, let alone report this time of stuff. Think of every maintenance trip as a bonus mini-walk-through.
Absolute Transparency. Every invoice is uploaded to your owner portal for your review. Log-in anywhere you have internet access.
In our decade of experience Sleep Sound has built relationships with some of the most trustworthy and consistent vendors in Portland. Since we do not upcharge on any maintenance, you pay what we pay.
We set expectations with Vendors before having them work for you. We teach them about basic fair housing law, rights of access and how to document incidents that may arise while on the job.
As the costs of a job rises we will provide you with multiple bids to get the work done. You are welcome to go find your own bids, but for a small fee we will provide extra bids for ANY job.
Your resident submits a maintenance request for the property management team to review. If it’s something simple and can be handled over the phone, the property manager notifies the tenant and helps walk them through the resolution.
All other requests get assigned to a vendor for scheduling.
Once scheduled Sleep Sound tracks the date and time and reminders both the vendor and tenant before the appointment.
If the work onsite is less than $500.00 and required by law, Sleep Sound approves the repair.
Sleep Sound confirms with the tenant and vendor the repairs is complete. If the repair was due to misuse or negligence by the tenant,
Sleep Sound notified the resident and adds a charge for reimbursement to the tenants ledger.

We are documentation freaks. When we take on a new property we take 250 pictures per 1000 sqft to document condition and damage. We have our technicians check off a 73-point checklist to document how things function. We record and keep all email and phone communication to get rid of "he-said-she-saids". We make sure we can back it up.
