For those that don’t, the majority pay within a few days of being late.
Quality tenants pay the rent.
Residents can pay their rent online, setup recurring payments, pay via mail or even swing by the office.
Through our tenant orientation, we make it crystal clear when rent is due, and what happens if it’s not paid on time.
Payments received by the 4th at 11:59PM are considered on time (this grace period is required by the Oregon Landlord-Tenant Act).
Rent is deposited into a Clients’ Trust Account on your behalf and held while funds are verified via the banking institution e.g. this means the check won’t bounce for insufficient funds.
Once the payment clears we transfer them electronically to your bank. The money will arrive between the 15th-20th of the month depending on weekends and holidays.
If we have not received payment by midnight on the 4th then we will send out a late payment notice.
If we have not received payment by the 8th we will send out a 72-hour notice saying if they do not pay within 72-hours we will pursue eviction. If we reach this stage, we will notify you.
If they have not paid by the expiration of this notice then we will file and FED (Forcible Entry Unlawful Detainer) with the court.
Unfortunately, no matter how much you screen, sometimes things don’t go the way you want them to. People lose jobs, get divorced, etc. Non-payment is just one of the risks landlords face.
To help manage this risk Sleep Sound offers and Eviction Protection (EP) that protects owners when they are faced with an eviction.
For only $14.00 a month per property Sleep Sound promises that if you face an eviction we will cover all filing fees as well as legal costs for the initial eviction. Filing and appearance fees can often be well of $1,000.00
Note: Eviction protection does not cover jury trials.
